New Animal Enclosure at Woburn Safari Park

safari parkWoburn Safari Park is getting ready for some exciting new arrivals with meercats, mongoose, porcupines and capybaras all due to take up residence this summer.

To accommodate the new recruits, XPS has been commissioned by Woburn Enterprises to build two small animal enclosures with a viewing gallery and walkways. It's a unique design with a hexagonal central viewing area (12m across) with 3 separate curved walkways leading off this area. We were provided with architectural drawings and a materials spec, and off we went!

Starting in the middle, we worked outwards using pressure treated soft wood which needed 12,000 decking screws. We had 82 posts to sink 1.5 meters in the ground which will ensure our friends are safely housed in their new enclosure. In just four weeks, our dedicated team of five operatives have now created the two stunning enclosures; we just hope the animals like it as much as the client!

XPS Chosen As Finalist for FSB Awards!

XPS is delighted to announce that we have been selected as a finalist for the prestigious FSB Bedfordshire Business Awards under the Service Excellent category. The awards consist of 14 different categories and culminate in a Grand Final Evening Event at Luton Hoo on 6th June 2013.

A comprehensive application form was submitted highlighting our commitment to service excellence, along with testimonials from our clients. This clearly was sufficient to impress the 15 judges in what is normally a hotly contested category.

XPS Passes BSI Audit with Flying Colours!

XPS is pleased to announce that following a thorough BSI audit for our compliance to ISO 9001:2008 we have passed comprehensively, with not a single non-conformance. The BSI standard assessed our quality management system to ensure that every single procedure within XPS is documented, measurable and working to enhance our Quality objectives.

We chose BSI as our auditor body because of their thorough approach and the global recognition of the kite mark and we are delighted to have achieved continued accreditation of this stringent Quality standard."

XPS win new contracts with Parks Trust and Medco

We are happy to announce the signing of two new contracts with Medco and the Milton Keynes Parks Trust. With Medco, XPS will carry out planned preventative maintenance, contract services and reactive services.

And for the Parks Trust, which owns 5,000 acres of parks and a wide property portfolio, we'll provide services including security, archiving and electrical testing.

XPS MD, Emma Bowman Smith, says: "We're really proud to be working with The Parks Trust which has such a positive effect on the community."

In 2011 Q4 survey 95% of customers rated XPS as "excellent"

95% of customers were fully satisfied with our service, scoring every element as "excellent" of the remaining 5%, value for money was scored as "acceptable" , with every other element being scored as "excellent"

XPS Response to Q4 CSQ: "In an attempt to meet the needs of the current economic climate, XPS have not increased their prices for 3 years. However, these results show that we need to concentrate on delivering smarter solutions to our customers in an attempt to reduce costs further."

Local Schools Benefit from Furniture Donation

Local Schools in Bedfordshire have benefitted from a generous donation of furniture thanks to Facilities Management specialist XPS following the relocation of one of its clients.

XPS invited Husborne Crawley Lower School and Fulbrook Middle School, in Woburn Sands, to choose from furniture that was no longer needed. Local removal company, Keriwells was also on hand to ensure the furniture was delivered to the schools in good condition. Both schools were delighted with the donation.

Stephen Cardwell, Headteacher of Fulbrook Middle School commented: 'This donation has saved Fulbrook a huge amount of money and will allow the school to invest more of its precious funds to directly benefit our pupils.'

Steve Down, Headteacher of Husborne Crawley Lower School also expressed his thanks: "We are very grateful to XPS for this donation. I know our pupils will enjoy for the improvement in the school's décor!"

XPS Accredited for its Commitment to the Environment

XPS has proven its green credentials by achieving an ISO 14001 for its commitment to environmental issues.

ISO 14001 is the internationally recognised quality management standard for the environmental impact of business. The accreditation provides a framework for businesses to manage their processes and activities by focusing on proactive management and ensuring employee involvement in defining roles relating to the organisation's environmental policy.

Pat Dean, Director of Compliance at XPS explains: "ISO 14001 is an obvious measurement tool for XPS and is recognised by both our clients and suppliers. This accreditation has educated us in how to use fewer raw materials and energy and reduce the amount of waste we produce, making us a more environmentally friendly company."

XPS' latest achievement follows its success in being named runner up in the East of England Business Champions Awards for 'Marketing Innovation'.

XPS Join the UK's leading FM institute

East of England Business Champions 2011In today's fast-paced business environment, membership of a professional organisation can provide a constant source of support.

Facilities Management specialist XPS, has joined the British Institute of Facilities Management (BIFM) the largest professional body for Facilities Management in Europe, to enable them to improve working practices and share their experience with companies from across the FM profession.

With over 12,000 members, BIFM works to continue to raise the profile of Facilities Management which is increasingly becoming a critical strategic discipline. It also provides a platform to unite FM companies and set a standard of excellence for the industry.

XPS nominated for Marketing Inoovation award

East of England Business Champions 2011We are delighted to announce that XPS has been chosen as a finalist in The East of England Business Champions!

XPS were chosen as a finalist for the category "Marketing Innovation" out of a phenomenally high number of applications across the whole of the East of England.

Emma Bowman Smith, XPS Managing Director, says "we are incredibly excited to have been selected as a finalist and it is a testament to the innovation of our whole team: they have worked tirelessly to develop & market our brand. I am extremely proud of them and of this achievement!"

There are four finalists in this category and competition is high. Damian Cummins of East of England Champions said "this category was particularly difficult as the finalists had to demonstrate themselves as true innovators".

To celebrate this accolade, and to share the good news with our customers, we are offering a 10% discount off the first month's invoice to all new contract customers during September 2011.

XPS and AXA ICAS tackle York House

On 22 June, York House Centre welcomed a team of 20 willing volunteers from AXA ICAS for their regional 'Hearts in Action' volunteer day - some of the volunteers travelled from as far away as Eastbourne! They were joined by volunteers from AXA ICAS' Facilities Management company XPS who brought their grounds maintenance equipment and together they tamed the jungle that was the rear grounds of York House. The brambles, thistles and weeds were strimmed and cleared, piles of rubble were removed into skips and the grass was cut - the finished result was amazing! York House Trustees and Staff would like to extend their very grateful thanks to everyone who took part.

XPS and AXA, Grounds Maintenance, Facilities Management, Milton KeynesThis much needed assistance came just in time for Stony Open Gardens which this year included the York House Community Gardens Project for the first time. The sun shone and over 220 people visited the allotment-style plots which are being developed by a whole host of local community groups including Milton Keynes Mind, Stony Stratford Women's Institute, York House Youth Clubs, MK Home Educators, Headway and Stony in Bloom. The project was made possible by a grant from the Ecominds Lottery Scheme and, despite work on the plots only starting in April, there was lots to see - loads of vegetables growing and even a couple of interesting scarecrows!

ISO 14001, A Greener way of working

ISO 14001 is the internationally recognised standard for the environmental management of businesses. It prescribes controls for those activities that have an effect on the environment. These include the use of natural resources, handling and treatment of waste and energy consumption.

Of course, ISO 14001's primary reason for existence is to help organisations become more environmentally friendly. ISO 14001 provides a structured way of dealing with this by being an Environmental Management Standard. It focuses on proactive management and employee involvement in defining roles related to the environmental policy of an organisation. Its framework contains core elements for managing an organisation's processes and activities, identifying significant environmental aspects the organisation can control and those which it can be expected to have an influence. In summary, the standard requires an organisation to say what it does in environmental management, and to do what it says!

XPS have been working towards ISO 14001 for almost 12 months now. They have implemented measures that ensure not only compliance to the standard but that have helped to improve the efficiency of the business.

However, more importantly to us is that we are now able to use less raw materials and energy and reduce the amount of waste we produce. With the heightened awareness of our carbon footprint, this has not only delivered cost savings within the business but it has increased motivation amongst our employees and Supply Chain Partners".

In 2010, XPS were awarded a grant from Sustainable Routes which was used to improve the IT infrastructure and reduce unnecessary carbon omissions. As a direct result of this fundamental change to the way of working within the business, XPS also saw an increase in turnover and profit. Emma Bowman Smith, XPS Managing Director, reports "ISO 14001 was a natural progression for us when we saw the impact of the Sustainable Routes Grant. We are keen to publically demonstrate our compliance to a "greener" way of working but this is more than just another accreditation stamp for us: accreditation means that we will intrinsically improve our working practices, benefiting both the environment and our business!".

XPS have chosen the British Standards Industry (BSI) for their ISO 14001 accreditation. Once achieved, XPS plan to combine the BSI ISO 9001: 2008, BSI ISO 14001 and BSI ISO 18000 into one simple management system.

XPS first to receive sustainable routes grant!

Xcel Property Services (UK) Ltd in Milton Keynes has been awarded the Sustainable Routes £1000 grant.

Xcel Property Services (XPS) has used the grant to purchase additional IT equipment that will enable their office based staff to work from home more and reduce the frequency of meetings on site with external contractors.

XPS heard about the Sustainable Routes grant whilst working towards their ISO 14001, a standard that focuses on environmental performance.

In order to achieve ISO 14001, XPS identified business travel as one key area in which they could significantly reduce both CO2 emissions and expense. Because they have grown organically as a company, their IT system, consisting mainly of personal laptops, meant they were not able to connect to their central server securely from remote locations. Therefore, all staff needed to be office based and contractors had to travel to XPS to access the company information they required.

Emma Bowman Smith, Managing Director at XPS comments: "As a provider of Facilities Management services, environmental impact is very important to us and many of our customers. We needed to improve our infrastructure to enable more effective working and reduce the amount of time our staff and contractors spent out on the road. We meet with our Business Link Adviser regularly and he referred us to the Sustainable Routes grant."

XPS achieve ISO 9001:2008 accreditation

Xcel Property Services (UK) Ltd, the Milton Keynes based Company providing high quality Facilities Management Services, including grounds maintenance and corporate property maintenance to national organisations, includin g schools, colleges, office blocks, sports clubs, warehousing/distribution sites, parks, leisure centres and public buildings has recently been certified to the quality management system standard ISO 9001:2008 by BSI Management Systems.

We have moved!

Due to the successful growth of our business, XPS have now moved! But do not fear, XPS are still at Regus House: they have taken occupancy of a new office within the complex, trebling the office space!

Whilst this move is somewhat overdue, XPS wanted to be sure that they were in a position to accommodate the growing needs of the business without having to pass on an increase in overheads to their customers.

XPS are extremely proud to have sustained positive growth in the current economic climate. Managing Director, Emma Bowman Smith, said: "The growth of our business in today's difficult market must be attributed to our ability to support, enhance and manage our customer's property requirements which is in turn allowing them to concentrate on their core business."

The move not only provides significantly more office space for the existing operation but also enables growth of the office based team over the next 12 months.
